THAB development

Concepts and Consents led the Resource Consent process for a THAB development designed to maximise the potential of a challenging site. The proposal strategically utilised the first 20 metres from the front boundary under the alternative height in relation to boundary provisions, enabling the placement of an apartment building addressing the arterial road while transitioning to terrace housing apartments toward the rear of the site.

The design approach balanced urban presence with residential amenity. The street-facing apartment building establishes a strong architectural edge to the arterial corridor, while the stepped terrace housing responds to site topography and surrounding context.

Careful planning ensured generous, functional homes with strong access to daylight, storage and outlook. The layout captures elevated views toward the SEA landscape in one direction and the Auckland Waitematā Harbour in the other, creating a development that maximises both land efficiency and living quality.
