Concepts and Consents has undertaken a number of development design studies across Auckland to explore how sites can respond to the opportunities introduced by the Auckland Unitary Plan. As planning provisions began enabling more intensive housing, a consistent focus across these projects has been understanding how increased density can be achieved while still respecting the established suburban character.

This particular project demonstrates how higher-density housing can be carefully embedded within a suburban setting without overpowering the existing streetscape. The proposal balances intensity with sensitivity, using articulated building forms, varied materials and considered massing to create a development that feels intentional rather than dominant.

The dwellings were arranged to maximise access to natural light, outlook and privacy for each home. Instead of relying on standardised layouts, the scheme adopts a bespoke configuration tailored to the site, resulting in more liveable, high-quality housing outcomes that respond to both planning opportunities and the surrounding built fabric.
