House remodel
A complete remodel redefined this existing two-level dwelling originally built in 1981. The house had become outdated over time, with mixed cladding and significant site constraints created by Council stormwater and sewer infrastructure running through the rear of the property. Concepts and Consents delivered full design services, architectural documentation, and managed the Building Consent process.

The redesign included a complete reconfiguration of both levels. The kitchen was relocated from the front of the house to the rear, creating a strong connection to the outdoor living area. The original ground floor was dark and poorly organised, with a small, uninviting entrance and limited functionality. Through a smarter, more efficient layout, this level was transformed into a vibrant and independent zone for teenage children, complete with its own entertainment space.

One of the most complex aspects of the project was the addition of a swimming pool positioned at the living level on the second floor. Given the presence of Council stormwater and sewer lines beneath the building footprint, securing approval for construction over existing infrastructure required careful coordination and compliance strategy. Concepts and Consents successfully obtained the necessary approvals.

The result is a contemporary home centred around light, openness, and connection — with a new kitchen and living area flowing seamlessly onto a generous deck and elevated outdoor entertainment space.
