This project involved the complete restoration and renovation of a run-down villa located within a Special Character Zone. The intention was not only to repair and modernise the dwelling, but to respectfully return it to its architectural integrity.
 

A key element of the restoration was reinstating the original wrap-around veranda that had been removed in the 1980s, carefully reintroducing the home’s historical proportions and street presence.
 

Internally, the layout was reconfigured to create functional, light-filled open-plan living suited to a modern family — incorporating a generous kitchen, lounge, and dining area while retaining the character features that define the villa typology.
 

From the initial measure-up and site visit through Resource Consent, Building Consent, construction, and final Code Compliance Certificate, the process spanned exactly one year — a full and rewarding journey from concept to completion.
